The approximately 53-acre site is being developed as a large-scale industrial campus along the East Paris Avenue corridor, immediately adjacent to Third Coast Development's recently completed 600,000-square-foot industrial project at 4175 60th Street SE.
The development includes a new 300,000+ square-foot industrial facility, along with additional site improvements supporting neighboring industrial operations.
Construction is underway.
The Opportunity
5680 East Paris is an approximately 53-acre industrial development site in Kentwood, Michigan, located along the East Paris Avenue industrial corridor and immediately adjacent to a recently completed 600,000-square-foot industrial development by Carbon River's affiliated development team.
The site provides the scale required for a major new industrial facility while benefiting from its location within an established manufacturing and distribution corridor near Gerald R. Ford International Airport and the regional highway network.
The development program includes a new 300,000+ square-foot industrial building and related site improvements.
Investment Thesis
We saw an opportunity to continue building scale in one of West Michigan's strongest industrial corridors by developing a large, well-located site adjacent to a project our team had already successfully delivered.
Our familiarity with the surrounding infrastructure, municipal process, industrial users and development environment provided a strong foundation for the next phase of development.
The project allows us to extend our investment in the East Paris and 60th Street corridor while creating modern industrial space designed for large-scale manufacturing and distribution users.
Carbon River's Approach
Carbon River and its affiliated development team assembled the project around the requirements of large-scale industrial users and are managing the development from entitlement through construction and delivery.
The development includes a new 300,000+ square-foot industrial facility together with site improvements supporting neighboring operations.
The team has coordinated site planning, entitlements, infrastructure, financing, incentives, design and construction to transform the approximately 53-acre site into a modern industrial campus.
Current Status / Outcome
5680 East Paris is currently under construction.
Site and infrastructure work is underway for the new industrial development, including the 300,000+ square-foot industrial building and related improvements.
The project represents the continued expansion of Carbon River and Third Coast Development's industrial footprint along the East Paris and 60th Street corridor in Kentwood.
