Carbon River pursues real estate investments across a range of risk profiles rather than forcing capital into a single asset class or strategy.

Our focus is on opportunities where strong underlying real estate is combined with durable cash flow, identifiable value creation or an attractive basis.

    Stabilized Real Estate

    Income-producing commercial real estate supported by strong locations, durable tenancy and long-term cash flow. We look hardest at lease structure, the tenant's business, replacement cost and basis.

    Value-Add Real Estate

    Properties where active ownership can materially improve value, through leasing, renovation, redevelopment or a change of use. Our development background lets us evaluate both what a property is today and what it can become.

    Sale-Leasebacks

    A business sells the building it operates from and stays as a long-term tenant. We place these within our stabilized work, and give them a page of their own because owners considering one usually have a lot of questions.

    Special Situations & Operating Companies

    Some of the most compelling real estate opportunities begin with the business occupying the building. We evaluate select acquisitions and recapitalizations involving operating companies with meaningful real estate assets, along with other transactions that do not fit a standard box.

    We place particular value on situations where relationships, complexity or speed can reduce competition.

    We begin with the downside.

    Each opportunity is evaluated based on asset quality, basis, cash flow, tenancy, market fundamentals, capital requirements, financing and potential exit scenarios.

    We underwrite the investment we are buying today, not simply the outcome we hope to achieve tomorrow.

    Structure

    The capital structure should fit the investment.

    Depending on the opportunity, that may include conventional acquisition financing, recapitalization, sale-leaseback structures, joint ventures or other forms of debt and equity.

    Thoughtful structuring can improve both flexibility and risk-adjusted return.

    Execute

    An investment thesis only matters if it can be executed.

    Our background as developers, owners and operators gives Carbon River the ability to actively manage leasing, construction, financing, redevelopment and other elements of the business plan.

    Realize

    We continually evaluate each investment against its original thesis and the opportunities available in the market.

    Refinancing, recapitalization, continued ownership and disposition are evaluated based on what we believe will create the best risk-adjusted outcome for the partnership.
