Tenants

Proper Beverage Co., a beverage producer based in Hudsonville, uses its space for production and distribution. Trane uses its space for its regional operations.

Incentives

The project carries an Industrial Development District designation and an abatement under Michigan's Plant Rehabilitation and Industrial Development Districts Act (PA 198).

The Opportunity

A site at the corner of 60th Street SE and East Paris Avenue SE in Kentwood's industrial corridor, a short drive from US-131, I-96, and Gerald R. Ford International Airport. The site had the zoning, utility capacity, and highway access that a single building of this size requires.

Carbon River's Approach

Third Coast Development, the development firm led by Carbon River's principals, handled site selection and acquisition, entitlements, design coordination, construction management, tenant negotiations, and the capital structure. Pioneer Construction was the general contractor. Leases with Proper Beverage Co. and Trane were signed before the building was delivered.

Current Status / Outcome

The building was completed in 2025 and is fully leased on long-term leases. Proper Beverage Co. occupies roughly 300,000 square feet and Trane the other 300,000. Ownership was retained after completion.
